In 2024 we were sitting at about 2.4 months of inventory which is firmly in seller’s market territory
In 2025 that jumped to 3.5 months which is a significant shift toward a more balanced market
In 2026 we are now at 3.6 months which shows that while inventory is still increasing, the pace of that change has slowed down considerably
What this means is that the market is no longer heavily tilted toward sellers, but it is also not fully a buyer’s market. It is sitting somewhere in between.
Instead of everything selling instantly the spring market has become more selective.
With inventory higher than it was a couple of years ago sellers are now competing more directly with each other. Pricing and presentation matter more than timing alone.
Buyers are taking their time and comparing options more carefully. They are less likely to rush into decisions and more focused on value.
Homes that are priced properly and show well can still sell fast. But properties that miss the mark can sit on the market even during peak season.
